1. Acceptance of Terms

By downloading, installing, or using RentFix ("the App"), you agree to these Terms of Service. If you do not agree, do not use the App.

2. Description of Service

RentFix is a maintenance management tool for small landlords (1-5 rental units). Features include:

Work order tracking and management
Tenant maintenance request submission via QR code
Contractor management and rating
Expense tracking for tax reporting
iCloud data synchronization across devices

AI-Powered Diagnosis PRO

Pro subscribers get access to AI-powered repair analysis:

Smart Categorization: AI automatically identifies the repair category (Plumbing, Electrical, HVAC, etc.) from your description
Urgency Assessment: Intelligent urgency level recommendation based on issue severity
Possible Causes: AI-generated list of likely root causes for the maintenance issue
Cost Estimates: Estimated repair cost range based on category and complexity
Time Estimates: Expected repair duration
DIY Tips: Practical do-it-yourself suggestions when applicable

All AI processing happens on your device. No data is sent to external servers.

3. Account Requirements

RentFix uses Sign in with Apple for subscription management. All features work immediately upon launch.

iCloud Sync: If your device has iCloud enabled, data syncs automatically via your device's iCloud account.

Pricing:

Monthly: $6.99/month
Yearly: $59.99/year (save 29%)
Pro: $99.99 one-time purchase (permanent access)

Payment Processing: All payments are processed through Apple's App Store and subject to Apple's terms.

Refunds: Refund requests must be made to Apple through your App Store purchase history.

Cancellation: Subscriptions can be cancelled anytime in your Apple ID settings. Access continues until the current period ends.

5. AI Feature Disclaimer

The AI Diagnosis feature provides suggestions only. Users are responsible for:

Verifying AI-suggested categories and urgency levels before submitting work orders
Consulting licensed professionals for actual repair work and cost estimates
Not relying solely on AI-generated DIY tips for repairs that may require professional expertise

AI suggestions are generated on-device and may not always be accurate. The feature requires iOS 26+ with Apple Intelligence support. On unsupported devices, AI features are not available.

6. User Responsibilities

You agree to:

Provide accurate property and tenant information
Obtain necessary consent from tenants before collecting their data
Use the app only for lawful property management purposes
Not use the app for harassment, discrimination, or illegal activities
Keep your device secure

7. Data and Privacy

Your use of the App is also governed by our Privacy Policy. Key points:

Data is stored locally on your device
Optional iCloud sync uses Apple's CloudKit
AI analysis runs entirely on-device (no external servers)
You own your data and can export it anytime

8. Limitations of Liability

RentFix is provided "as is" without warranties of any kind. We are not responsible for:

Data loss due to device failure, theft, or user error
iCloud sync issues caused by Apple service disruptions
Financial losses related to property management decisions
Accuracy of AI-generated repair suggestions, cost estimates, or DIY tips
Disputes between landlords, tenants, or contractors
App Store purchase or refund issues (contact Apple)

9. Intellectual Property

RentFix and all related intellectual property rights belong to the app developer. You may not:

Reverse engineer, decompile, or modify the app
Distribute or resell the app
Use the app's code, design, or trademarks without permission

10. Termination

We reserve the right to terminate or suspend access to the App for violations of these terms. You may stop using the App at any time by uninstalling it.

11. Changes to Terms

We may update these terms periodically. Continued use after changes constitutes acceptance. Material changes will be notified through the app.

12. Governing Law

These terms are governed by the laws of the United States. Any disputes shall be resolved in the courts of Delaware.
